About the Position: Serves as a senior Real Estate Project Manager, responsible for leading land acquisition activities for federal civil works projects. Provides oversight, negotiation, guidance, and technical support across multiple agencies and stakeholders. Advises and mentors realty professionals and ensures compliance with federal real estate laws and policy.

Specialized Experience: One year of specialized experience which includes: 1) Managing real estate projects to ensure project steps are followed correctly.; 2) Reviewing and/or approving land acquisition documents.; 3) Explaining project goals and/or negotiating land purchases with stakeholders.; 4) Checking budgets and timelines to keep the project on schedule and within cost. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-11). Some federal jobs allow you to substitute your education for the required experience in order to qualify. For this job, you must meet the qualification requirement using experience alone--no substitution of education for experience is permitted. You will be evaluated on the basis of your level of competency in the following areas: Auditing Leadership Project Management Real Estate Time in Grade Requirement: Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade or equivalent (GS-11).
Directs and manages real estate acquisition projects involving land, easements, and rights-of-way for complex and high-value federal programs
Coordinates with stakeholders to negotiate property terms, resolve disputes, and finalize acquisition agreements or condemnations.
Oversees project schedules and budgets, ensuring goals are met and recommending corrective actions when needed.
Audits real estate records submitted by sponsors for legal and regulatory compliance to determine credit eligibility.
Mentors and provides expert guidance to staff and stakeholders on real estate policy, law, and acquisition strategy.
