About the Position: Serves as a senior Realty Specialist responsible for complex land acquisition negotiations, interagency coordination for civil works projects, and financial planning. Oversees legal document review, project tracking, and reporting to ensure compliance with federal regulations and performance standards. Develops the Real Estate Fiscal Year budget, monitors all funding for real estate activities, and recommends fund reprogramming to support efficient program execution.

Specialized Experience: One year of specialized experience which includes: 1) Leading and/ or supporting real estate negotiations for public infrastructure or government land projects; 2) reviewing legal property records and/or planning project land use; 3) managing and/or contributing to real estate budgets and/or financial tracking systems; 4) monitoring project status, providing updates, and/or recommending improvements. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-11).Some federal jobs allow you to substitute your education for the required experience in order to qualify. For this job, you must meet the qualification requirement using experience alone--no substitution of education for experience is permitted. You will be evaluated on the basis of your level of competency in the following areas: Financial Management Negotiation Oral Communication Real Estate Time in Grade Requirement: Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade or equivalent (GS-11).
Leads complex real estate negotiations to acquire land for major civil works projects.
Reviews title documents, appraisals, and survey data to support land acquisition decisions.
Coordinates with local sponsors, internal divisions, and stakeholders to ensure acquisition timelines and legal compliance.
Prepares and manages real estate program budgets, recommends adjustments, and tracks performance.
Represents the Corps in public meetings to explain acquisition policies, impacts, and procedures.
