Job Description:

This position is located in the Facility Management Service, Facility Engineering Section, Compliance Unit. The purpose of this position is to accomplish inspection and testing of devices contained within the Building Maintenance Program directed by JCAHO to address the maintenance of Life Safety Code equipment such as exit lighting, smoke and fire barriers, fire and corridor doors, exhaust hoods and trash and linen chutes. The incumbent will inspect, test and make minor repairs.

EXPERIENCE: A specific length of training and experience is not required, but you must show evidence of training or experience of sufficient scope and quality of your ability to do the work of this position. Evidence which demonstrates you possess the knowledge, skills, and ability to perform the duties of this position must be supported by detailed descriptions of such on your resume. Applicants will be rated in accordance with the OPM Federal Wage System Qualification Standards. SCREEN-OUT ELEMENT: Your qualifications will first be evaluated against the prescribed screen out element, which usually appears as question 1 in the on-line questionnaire. Those applicants who appear to possess at least the minimal acceptable qualification requirement are considered for further rating; those who do not are rated ineligible and are eliminated. Volunteer work helps build critical competencies, knowledge, and skills and can provide valuable training and experience that translates directly to paid employment. You will receive credit for all qualifying experience, including volunteer experience. Note: A full year of work is considered to be 35-40 hours of work per week. Part-time experience will be credited on the basis of time actually spent in appropriate activities. Physical Requirements/Working Conditions: The physical demands on the incumbent involve light and heavy lifting, climbing, kneeling, overhead work, pushing and/or other fatigue producing factors. Incumbent works inside, outside, or both, and in enclosed or high quarters. May be required to work on ladders, scaffold, wet, greasy, dirty, hot, cold, and hazardous areas. Heavy lifting (45+ pounds), heavy carrying (45+ pounds), straight pulling (2+ hours), pulling hand over hand (2+ hours), pushing (2+ hours), reaching above shoulder, use of fingers, both hands required, walking (6+ hours), standing (6+ hours), crawling (1+ hours), climbing use of legs and arms, both legs required, operation of crane, truck, tractor, or motor vehicle; ability for rapid mental and muscular coordination simultaneously, near vision correctable to 13" to 16" to jaegar 1 to 4, far vision correctable in one eye to 20/20 and to 20/40 in the other, both eyes required, depth perception, ability to distinguish basic colors, ability to distinguish shades of colors, hearing (aid permitted). Work may be performed outside and inside, in excessive heat, in excessive cold, excessive humidity, excessive dampness or chilling, dry atmospheric conditions, excessive notice (intermittent), constant noise, dust, silica, asbestos, etc., fumes, smoke or gases, solvents (degreasing agents), grease and oils, radiant energy, electrical energy, slippery or uneven surfaces, working around machinery with moving parts, working around moving objects or vehicles, working on ladders or scaffolding, working below ground, working with hands in water, vibration, working closely with others, working alone, protracted or irregular hours of work.
The major duties of the Maintenance Worker include, but are not limited to: Performing repairs in the field of carpentry, painting, electrical, plumbing, refrigeration, air conditioning, and pipefitting. Completing preventative maintenance and assigned work orders for certain scheduled work on the building and systems. Inspecting and testing of devices contained within the Building Maintenance Program directed by JCAHO. Inspect, test and make minor repairs to equipment in the Building Maintenance Program, to include, exit lighting, smoke and fire barriers, fire and corridor doors, exhaust hoods, and trash and linen chutes. Using the hospital's computer system to review electronic work orders and enter data to close out completed tasks. Reading blueprints, sketches, and technical manuals to understand the functions of systems and troubleshoot problems. Performing carpentry work on a scheduled basis to include installing signs, bulletin boards, black boards, towel boxes, tissue holders, clothing racks, etc. Installing and repairing and replacing panic hardware, mortise locks, cylinders, and door closures; repairing and replacing drywall, acoustical ceilings, vinyl and ceramic tiles and interior painting. Responsible for restarting equipment after necessary repairs, adjustments, modifications, and malfunctions. Troubleshooting the cause of blown circuit breakers and corrects the problem by replacement of defective wire or electrical components. Repairing controls on some equipment, replacing defective circuit breakers, wires, etc. by following diagrams.
