Job Description:
The position functions as the Maintenance and Operations Supervisor (M&O Supervisor) for Engineering Service. He/she has full responsibility for the supervision of Seven (7) trade shop foremen, one (1) Program Analyst, and two (2) work order clerks. He/she is under the direct supervision of the Assistant Chief, Engineering Service.

EXPERIENCE: A specific length of training and experience is not required, but you must show evidence of training or experience of sufficient scope and quality of your ability to do the work of this position. SCREEN-OUT ELEMENT: Your qualifications will first be evaluated against the prescribed screen out element, which usually appears as question 1 in the on-line questionnaire. Physical Requirements: This position requires walking, standing, bending, sitting, crawling and climbing.Incumbent must have good vision, with or without glasses. May lift or carry tools,equipment, ladders, scaffolding, parts and supplies up to 50 pounds. May occasionally lift and carry items over 50 pounds Working Conditions: Incumbent may work from ladders, scaffolding, and/or hydraulic platforms.This position requires working in uncontrolled environments, in inclement weather conditions, and in confined or uncomfortable spaces. Many work sites are hot, dirty,dusty, greasy, poorly lit, cramped and with unpleasant odors. Occasionally is subject to possible dangerous working conditions including exposure to hazards normally encountered in the hospital trades and various types of infections. May be subject to electrical shock and/or electrical burns, cuts, bruises, and strains. Required to wear appropriate personal protective equipment as necessary to accomplish assigned tasks in a safe manner.
Major Duties : Reads and interprets blueprints, manuals, NFPA and NEC Codes etc. Establishes plans for work scheduled to assure that the necessary manpower, equipment, and materials are available for work order completion. Determines material and equipment requirements, work sequences etc. Ensures that appropriate personnel maintain shop, storage and equipment room appearance and maintenance requirements. Ensures that equipment operators are trained. Assists subordinates in repairs and maintenance of equipment when necessary Serves as a Contracting Officer' s Representative (COR) on projects as required. Assigns projects and tasks to be performed, explains requirements, methods or procedures to be used in accomplishing the work to ensure productivity and quality. Determines when operational equipment is obsolete and/or uneconomical to repair and initiates appropriate documents to management to have equipment removed from service. Maintains a working knowledge of new materials, tools, methods, construction techniques and all building codes. Inspects the work of all subordinates and contractors for compliance. Performs all operations in a safe and efficient manner to maintain maximum efficiency. Monitors progress and ensures subordinates have closed out assigned work orders. Establishes work priorities and deadlines for maintenance and projects. Ensures that proper procedure, safety rules and regulations are being followed. As a first-line supervisor: approves leave, monitors time and attendance, performance standards, training needs, recommends promotions and discipline. Coordinates the work of the unit supervised by other shop supervisors (electrical, pipefitting, a/c and utility systems). Prepares work orders for correction of deficiencies in utility systems and other areas as identified through various inspections and committee minutes Develops effective training plans. Possesses extensive knowledge and experience in a hospital setting gained by working for a period of time in any on or combination of trades associated with construction, maintenance, or repair and operation of plant facilities. Applicant is responsible for the operation, maintenance, and repair of building service equipment, utility distribution systems, air conditioning and refrigeration systems, emergency electric generating systems, installation of small equipment, and repairs and maintenance of other items. Incumbent plans, establishes work direction, and administers general administrative.
