Job Description:
This position is served in the House Office Buildings, Client Services Division, Service Center Branch. The incumbent examines offices, foyers, safety apparatuses and other public spaces to detect and rectify maintenance issues for Members, Committees, and their staffs; arranges shop work when responding to inspections; and assists building management with assigning office suites to Congress Members and their respective staffs.

Specialized experience is experience that has equipped you with the particular knowledge, skills and abilities to perform successfully the duties of the position, and that is typically in or related to the position to be filled. To be creditable, specialized experience must have been equivalent to at least the next lower grade level. Candidates for the GS-08 grade level must have at least 52 weeks of specialized experience equivalent to the GS-07 grade level in the Federal service. Specialized experience is defined as having experience: 1.) Performing quality assurance inspections to ensure all assigned work is completed based on job requirements and needs of the clients (building office suite inspections and safety inspections); 2.) Using computerized programs to maintain data and records (i.e. Computer-Aided Facility Management (CAFM) and TMA Systems computer software); and 3.) Inspecting buildings to facilitate the correction of maintenance deficiencies and coordinating building service requirements with the appropriate trade shops. Candidates for the GS-09 grade level must have at least 52 weeks of specialized experience equivalent to the GS-08 grade level in the Federal service. Specialized experience is defined as having experience: 1.) Providing building services to the occupants of commercial buildings receiving and taking immediate action to resolve complaints (i.e. building office suite inspections, safety inspections, and generate work orders for services or repairs); 2.) Using computerized programs to provide daily status report and reports on inspection findings and deficiencies; 3.) Serving as a Contracting Officer's Representative (COR) to ensure accurate and adequate oversight of contractor performance according to contract requirements; and 4.) Initiating inspection test procedures and making recommendations to modify job and/or contract specifications for evaluating trade/contractor procedures and operations.
Tour of Duty: Monday - Friday 6:30 a.m. - 3:00 p.m. Hours may change due to operational needs of management. Please Note: The selectee will be designated as an “Emergency Essential Employee” and will be required to work in emergency situations. Duties include, but are not limited to: Serve as coordinator for widespread office support efforts to meet unique organizational needs. Assist the Executive Director of Facilities in assigning office areas and storage spaces to Member offices according to established protocol. Act as liaison on behalf of the Executive Director to follow up on issues building occupants may encounter in their assigned buildings. Survey Administrative Assistants, Office Managers, or other essential office employees quarterly to gain feedback on the quality of services and areas for improvement. Receive and take immediate action to resolve complaints. If necessary, refer issues uncovered during inspections to the accountable shop supervisor for resolution. Update building occupants on work progress, offering a prognosis for its completion. Inform the supervisor of Building Services, the Director, or the Deputy Executive Director of critical problems or failures of shops to take timely corrective action. Check for the assigned facilities areas, structural quality, space conditions, and general safety. Provide or receive training, either on-the-job or through classroom training, to ensure that all safety practices and equipment are fully utilized. Perform other related duties as assigned.
